Located north of Rainier Beach and south of Columbia City near Lake Washington, this mixed-use building was designed to fill a need for multi-family housing and commercial space in the neighborhood. The proposed 3-story structure includes ground floor commercial with flexible tenant space and 28 apartments in the two floors above. The unit types feature open one-bedroom, large one-bedroom and family-oriented two-bedroom units. The new complex includes a surface parking area and is also conveniently located within walking distance of the light rail to connect residents and visitors to the greater community.
As the neighborhood is currently changing, there were quite a few City upgrades required to develop the site. An increased roadway width, on-site infiltration, traffic studies, and tree protection were all required. Additionally, the structural design accommodates large commercial spaces without the use of a PT deck in order to provide a cost effective design. The entire design team worked together with the owners to provide a solution that is economic to build, and yet will act as an anchor for the neighborhood.
