Mixed-Use
4401 Fremont is a 5-Story Mixed-Use building located in the upper Fremont neighborhood with a mix of unit types along with five commercial spaces at the ground floor. The overall mass of the building is split into four volumes staggered horizontally along Fremont Avenue North. Each vertical modulation is expressed with a similar material, with color aiding in distinguishing the massing modulations. At the ground plane facing the commercial street, the facades are all clad in brick – a nod to the pedestrian nature of the street as well as the historic precedent in the neighborhood. Above the commercial levels, a tone on tone material is applied in order to provide a cohesive vertical expression. Windows and storefront vary at each commercial façade, relating to the fenestration above while still providing a cohesive expression. At the corner commercial unit, spillout space has been increased for even greater activity. Additionally this space is distinguished from the others through the use of a wood storefront system.
Benches directly adjacent to the sidewalk have been provided adjacent to the residential entry with additional benches, bike parking, and planters within the patio spaces in front of each commercial entrance. These unique spaces provide usable exterior areas for each commercial unit while still providing an active and engaged pedestrian experience. The individual patios also help contribute to the pedestrian scale of the structure. Breaks in the planting strips provide easy access from parking to the commercial spaces as well as short term bike parking.
