Rainier Valley Mixed-Use

This new 3-story, mixed-use building will offer ground floor commercial spaces and 28 apartments, incorporating durable, energy-efficient materials and a design that enhances livability through open spaces and landscaping with innovative water infiltration soluions, while being conveniently located within walking distance of the light rail.

Located north of Rainier Beach and south of Columbia City near Lake Washington, this mixed-use building was designed to fill a need for multi-family housing and commercial space in the neighborhood. The new 3-story structure includes ground floor commercial with flexible tenant space and 28 apartments in the two floors above. The consistent unit types feature open one-bedroom, one-bedroom and family-oriented two-bedroom units. The new complex includes a surface parking area and is also conveniently located within walking distance of the light rail to connect residents and visitors to the greater community.

The design includes an efficient structural layout and modular panel sides on the exterior. Durable, energy-efficient and long-lasting materials are used throughout for a building that will last while at the same time keeping on cost in mind while also looking elegant and relevant to the market. Open space and landscape features not only enhance the livability of the building but allow for on-site water infiltration to meet City of Seattle Green Factor. The project includes establishing a new roadway width which required working with the City to obtain a street improvement permit.
